Bidding Procedures to Keep in Mind -

  1. Part of Parcel ID No. 0210044500 - zoned B-2 with commercial possibilities. Parcel will contain 8 +/- acres.

  2. All bidding is open and public. You or your authorized representative must be present to bid and must register with the auction clerk.

  3. Winning bidder will be required to sign “Offer to Purchase” contract at the conclusion of the auction. Seller will accept or reject the highest offer after receiving the signed “Offer to Purchase” contract. Sellers reserve the right to accept or reject any & all offers

  4. Minimum bid increments are at the discretion of the auctioneer.

Terms of Sale -

  1. $15,000 down at auction. Money is non-refundable if buyer fails to close within the terms of the contract. Sale is not dependent upon financing.

  2. Balance of purchase price due at closing on or before August 1, 2008.

  3. Your bids are to be based solely upon your inspection. Property is being sold “as is” in all respects without warranties. Property will be made available for any inspections you may want to conduct prior to the auction

  4. Property taxes will be pro-rated to day of closing. Possession at closing.

  5. Seller will provide clear & marketable deed. Any inspections, survey or title insurance (if required) are responsibility of buyer.

  6. Sells subject to all valid recorded easements, restrictions & right-a-ways. A driveway easement to balance of farm will be attached.
